Rent tracking for every flat
Every month's rent appears on its own. Tap once when money arrives.
Most flat owners in Bangladesh keep rent the same way: a notebook, a memory of who usually pays late, and a phone full of bKash messages. It works until you have two or three flats, a tenant who pays in parts, or a month when you are out of Dhaka. Griho replaces the notebook with a rent list that fills itself in.
Each month's rent appears on its own
When you add a tenant, you tell Griho three things about the lease: the monthly rent, the day rent is due, and the last day it can arrive before you count it as late. The last day is 10 by default, because most Dhaka leases say "by the 10th".
From then on, Griho creates the rent for every month of the lease. You never type "September rent for 4B" again. On the first of the month the new month is already there, with the right amount and due date for each flat.
If a tenant moves in mid-month, the first month is due from the move-in date, not before it. Earlier months are not filled in automatically, so adding a tenant who has lived there for two years doesn't give you twenty-three "overdue" rows on day one.
One tap when money arrives
The Rent tab lists every flat's rent for the month: who has paid, who hasn't, and how much is still owed. When a tenant pays, tap Mark received. On a phone you can also swipe the row to the right.
A sheet opens with the amount already filled in. It's the amount still owed, so a tenant who paid half last week shows the other half. You choose how they paid:
- Cash
- bKash
- Nagad
- Bank transfer
- Cheque
The date defaults to today in Dhaka time. Add the bKash transaction ID or cheque number if you like, then save.
Griho then numbers a receipt for the payment (for example GR-4B21-2026-0042) and sends it to the tenant. How it reaches them is covered on WhatsApp receipts and reminders.
Part payments and arrears are handled the way you'd do it
Tenants don't always pay the full month at once. Griho lets you record whatever came in. The month then shows as partly paid, with the balance in amber, until the rest arrives.
When a tenant owes for more than one month, a payment settles the oldest month first. If Rahim owes August and September and pays ৳25,000, August is cleared before anything goes to September. That's how most landlords reckon it, and it means your arrears never hide behind a paid current month.
A few rules keep the books honest:
- You can't record more than is owed. If a tenant pays extra, record the extra as advance instead.
- A payment recorded on two phones at once is counted once, never twice.
- Waiving a month (a festival discount, a month's repair work in lieu of rent) is allowed for owners and co-owners, and the waiver is logged.
See the whole month at a glance
Home shows a single figure: rent collected this month against rent due. A ring fills as money comes in. Tap it to see the same numbers flat by flat.
Every rent row carries a status with a word and an icon, never colour alone:
- Paid: settled, with the receipt number
- Partial: some money in, the balance shown
- Due: not yet paid, before the last payment day
- Overdue: past the last payment day and still unpaid
- Waived or From advance: settled without cash changing hands
On a flat's own page you can see its full history: every month billed, paid, part paid or waived, and every receipt.
Works when the network doesn't
Rent often changes hands at the gate, in a stairwell or a basement car park where the signal drops. If you install Griho on your phone, Mark received works with no connection. The row shows "Pending sync", and the payment goes through on its own as soon as you're back online. It is never recorded twice. More on that in Works offline, installs like an app.
When a tenant leaves
Rent tracking connects to the rest of the lease. When a tenant gives notice, you record the date, and the months left in the notice period are still billed as normal. If your lease lets the advance cover the last months, you can pay those months from the advance instead of cash. Everything about that is on Advance, notice period and move-out.

Questions owners ask
What if the rent changes at renewal?
Edit the lease and change the rent. Months created from then on use the new amount. Months already billed keep theirs, so past receipts stay correct.
A tenant paid the whole month but I recorded less. Can I fix it?
Record a second payment for the difference. It gets its own numbered receipt, and the month shows as paid.
Does the tenant see any of this?
Only what you send them: the receipt for each payment and, on paid plans, reminders before and after the due date. Tenants don't need an account.
