Bills and expenses, with the receipt photo
Service charge, utilities and repairs, each with its receipt photo.
Rent is only half of a flat's money. The other half goes out in small amounts all year: the building's service charge, a gas bill paid on the tenant's behalf, a plumber on a Friday, the holding tax once a year. These are the costs owners forget first, and the reason "I get ৳30,000 a month from that flat" is rarely true. Griho gives every one of them a place, with a photo of the receipt.
Bills: the ones that come every month
Bills are the regular utility and building charges attached to a flat. Griho has five kinds:
- Service charge
- Electricity
- Gas
- Water
- Internet
For each bill you record the month it's for, the amount and who paid it: you or the tenant. The meter number, the units used and whether it's a prepaid meter are there too, if you want them. That last part matters. In many Dhaka buildings the tenant pays electricity and gas directly, while the owner pays the service charge to the building committee. Recording both keeps the flat's full picture in one place. Only the bills you paid count as your cost.
The Bills tab, next to Expenses, shows the month's total for everything you paid, so you can see at a glance what the building and utilities took from this month's rent.
Expenses: the ones you don't see coming
Expenses are everything else you spend on a flat. Choose a category so the reports can add them up properly:
- Repair, plumbing, electrical, painting and renovation
- Appliance and cleaning
- Holding tax
- Legal and broker fees
- Other
Each expense has a date, an amount, the flat it belongs to, who you paid (the shop, the mistri, the office) and a note if you want one ("replaced the bathroom geyser", "committee fee for lift repair").
A photo of the receipt, kept with the record
Every bill and expense can carry a photo or PDF of its receipt. On a phone, adding a photo opens the camera directly. The photo is shrunk to a few hundred kilobytes before it uploads, which matters on mobile data, and its hidden location and camera details are removed.
Receipts are stored privately. Links to view them expire after five minutes, so a forwarded link doesn't stay open. When the tax return or a dispute with the committee comes around, the proof is attached to the right record rather than lost in a phone gallery.
Photo storage counts toward your plan's allowance: 50 MB on Free, 500 MB on Starter, 3 GB on Growth and 15 GB on Business.
Charge it to the tenant, collect it with the rent
Some costs are the owner's to pay and the tenant's to repay: an electricity bill you settled because the meter was in your name, or a repair the tenant caused. When you save a bill you paid, or an expense, switch on Charge to tenant.
The next time you tap Mark received for that flat, the sheet lists those charges under "Also collect". Tick what the tenant is paying now, and Griho adds it to the payment as a separate line on the same receipt:

Once collected, the charge is locked so it can't be charged twice or quietly edited later. How the receipt reaches the tenant is on WhatsApp receipts and reminders.
How it shows up in your numbers
Griho counts money the way Bangladeshi owners and the tax return do, on a cash basis:
- An expense counts on the day you spent it.
- A bill you paid counts in the month it's for.
- A bill the tenant paid is recorded but isn't your cost.
- A charge you collected from the tenant counts as other income on the day of the receipt.

Mistakes are fixable, history isn't lost
You can edit a bill or expense until it has been collected on a receipt. Deleting one removes it from your totals, but the record and its receipt photo are kept in the history, with a note of who deleted it. Nothing about a flat's past quietly disappears.

Bills and expenses sit beside the rent for each flat. On the flat's page you see both sides together: every month's rent, and every bill and expense, with the net at the top. The rent side is covered on Rent tracking for every flat.
