Works offline, installs like an app

Log rent with no signal. It syncs on its own when you're back online.

Rent gets paid in places with bad signal: at the gate, on the stairs, in a basement car park, on a trip home to the village. An app that needs a connection to record a payment fails exactly when you need it. Griho is built to work on a mid-range Android phone over patchy 4G, and to keep working when the network doesn't.

Install it from the browser

Griho is a web app you can install. There's nothing to find in an app store and no large download.

On Android, open griho.online in Chrome and sign in. After your second visit, or after you log your first rent, Griho offers Install. Tap it and Griho gets its own icon on your home screen. It opens full screen like any other app, without the browser's address bar.

On iPhone, Safari handles installing. Griho shows you the three steps: tap the Share button, choose "Add to Home Screen", then tap "Add".

On a computer, it works in any modern browser, with a wider layout that shows a list and its detail side by side.

Installed or not, it's the same account and the same records on every device.

Log rent with no signal

Once Griho is on your phone, Mark received works offline. Tap it, choose how the tenant paid, and save as usual. Griho:

  • stores the payment safely on the phone
  • marks the rent row Pending sync and hides its buttons, so you can't record it twice by accident
  • sends it to the server the moment you're back online, when you open the app again, or when the phone brings it back to the foreground
  • on Android, finishes the sync in the background even if you've closed the app

Each payment carries its own ID from the moment you tap save. If the phone sends it twice (a flaky network does that), the server recognises it and keeps one. You never get two receipts for one payment.

When two people record the same rent

Suppose you log a payment offline while your co-owner records the same month from their phone. Whichever reaches the server first wins. When the other syncs, Griho tells you plainly that the rent was already recorded and that the saved record was kept. Nothing is added twice, and nothing is silently overwritten.

Pages you've opened stay available

The app's screens, and the pages you've looked at recently, are kept on the phone. If the connection drops while you're checking a flat, you can keep reading. If you open something Griho hasn't seen yet, you get a clear "You're offline" page that reconnects on its own when the network returns.

Alerts, only if you want them

Griho can notify you when a tenant's rent becomes overdue, and when a lease is 30 and 7 days from ending. These are phone notifications, like any app's. Griho never asks for permission when you first open it. You switch them on yourself under More → Rent alerts, and you can switch them off there too.

Bangla or English, your choice of digits

Every screen is in Bangla and English. Switch language at any time from the menu, and the app remembers. You can also choose how numbers are written: Bangla digits (২৫,০০০), English digits (25,000), or whichever matches the language. Money always uses lakh grouping: ৳1,25,000, not ৳125,000.

Light on your phone and your data

Griho is built for the phones most owners actually carry:

  • Pages are kept small and load fast on 4G. The screens you use most are there instantly once installed.
  • Photos of receipts and flats are shrunk on the phone before they upload, to a few hundred kilobytes each.
  • Text is at least 16 pixels, buttons are big enough for a thumb, and the main actions sit where your thumb already is.
  • Dark mode follows your phone's setting.

Private on a shared phone

You stay signed in on your own phone, so rent can be logged in a couple of taps. On a phone you share, sign out from More when you're done. Tenants' NID numbers stay hidden on screen until you choose to reveal one, and each reveal is logged.
